While parts of the Rockaway Peninsula were greatly affected by Hurricane Sandy, damage to the Arverne By The Sea development was minimal. This seaside community fared incredibly well, with only a small number of residences experiencing superficial damage – such as missing shingles.
The intelligent design of Arverne By The Sea is completely storm-surge conscious, with a number of adjustments made to ensure all residences are prepared to sustain hurricane conditions. To begin with, the grade of the entire building site has been raised with a half-million cubic yards of fill. Below ground, a sophisticated flood drainage system -specially designed to accommodate flood surges- was incorporated underneath the development, as were storm drains for each and every home. In order to accommodate excess water, city sewer mains around Arverne By The Sea were rebuilt. Utility lines were buried underground to prevent being impacted by a storm, and submersible transformers were installed. Above ground, clever urban design and landscaping like wide street mains, and the addition of a natural sand and beach-grass buffer by the boardwalk, helped to quell water surges.
In addition, the construction of the homes is designed for durability in extreme weather conditions. All residences rest upon concrete slab foundations, and are rooted to the ground with wooden pilings for extra stability. The structures of all homes are built with steel framing and cement-composite shingles, as well as hurricane-grade windows. Mechanical systems have been placed on upper floors instead of in basements, for protection against any potential pooling of water.
